The condo community follows a set of bylaws and rules to maintain order and quality of life. These documents cover noise levels, pet policies, usage of common areas, parking regulations, and more. The document is available for download from the Realtor Section.
The community is managed by a Condo Owners Association (COA) with up to 9 members on the board of directors. They are responsible for maintaining common areas, enforcing rules, and handling financial matters.

Monthly COA fees are $835.00 for Phase One.
COA fees cover the maintenance of landscaping, cleaning and repair of common areas, security, insurance for common areas, water and sewer, trash removal, internet access and basic cable.
For emergency repairs, contact the management office immediately. If the issue is within your unit and poses a safety risk, such as a major water leak or electrical issue, call emergency services.
The community offers a variety of amenities, including a swimming pool, fitness center, clubhouse, playground, and more.
- Reservations for common areas like the clubhouse can be made through the Rec Center at (954) 543-4911. Some areas may require a deposit or rental fee.
Each unit is usually assigned one parking space. Guest parking and overflow parking areas are available in the north lot, next to the front gate.
There are surveillance cameras throughout Phase One, there is gated access to the complex along with 24/7 security guards and security patrols. The phone number for the guard house is (954) 543-4910.
